I wouldn’t class tightening a screw or nut as a repair for a stopcock that repeatedly leaks after tightening so will leak again. Also have the threatening messages, so you knew visiting the tenants was to harass and intimidate. Review is based on demeanour and attitude, and hopefully helps other landlords or managers whose processes might take a few days to process payment.
